A home warranty provides peace of mind to sellers by protecting the home during the sale process, ensuring protection against any mechanical breakdowns or normal wear-and-tear failures during the listing period. It also creates a clear separation of responsibility between the seller and the buyer, as the warranty company resolves covered issues prior to the sale instead of the seller. Coverage is limited to normal wear and tear breakdowns and mechanical failures. There is a $75 Service Call Fee per claim. Payout limit is $1,500 aggregate which includes $500 for HVAC and limits per the contract for all other areas of service.
What’s Not Covered In Listing Coverage?
Preexisting Conditions are not covered
Breakdowns must occur after the order date and when one of two conditions (see below) are met.
Home Inspection items not covered
If a breakdown was found due to home inpsection, it is not covered.

When Does Coverage Start?
As part of our partnership with you as a listing agent, SilverBack Home Warranty will provide FREE Listing coverage for the property, with coverage starting after the order is placed and when one of the following conditions is met:
#1. Pay for Buyer’s Policy via Credit Card now and receive a FREE Listing Policy AND AC or Furnace Tune-up for your seller during the listing period.
Listing coverage will go live immediately and lasts 6 months or until the home closes, whichever comes first. SilverBack Home Warranty will require buyer information once under contract, Buyer’s Coverage will begin on the estimated closing date.
#2. Add “This home is covered by SilverBack Home Warranty and the policy will be transferred to the buyer at closing.” to the Agent Remarks field on the MLS and provide buyer information when the home goes under contract.
Listing coverage lasts 6 months or until the home closes, whichever comes first. SilverBack Home Warranty will require buyer information once under contract.

What is the SilverBack Listing Plan?
The SilverBack Listing Plan provides free home warranty coverage for sellers during the listing period, protecting against mechanical breakdowns and normal wear-and-tear failures. It offers peace of mind by handling repairs before closing, creating clear separation of responsibility from buyers. Coverage lasts 6 months or until closing, with a $75 service call fee per claim and a $1,500 aggregate payout limit ($500 for HVAC).
What services are covered under the listing policy?
Coverage includes protection for normal wear-and-tear breakdowns and mechanical failures on major home systems and appliances, as outlined in the blackback plan. It excludes preexisting conditions (breakdowns before policy goes active) and issues identified on home inspection reports.

What do listing agents need to do to activate the plan?
Choose from two options:
- Option #1: Pay for the buyer’s policy via credit card now to activate immediate free listing coverage and get a free furnace or AC tune-up.
- Option #2: Add the statement “This home is covered by SilverBack Home Warranty and the policy will be transferred to the buyer at closing” to the MLS agent remarks before activation, then submit buyer info via email form once under contract.

How does the policy transfer to the buyer at closing?
Once the home goes under contract, provide buyer details via the emailed form. The listing policy converts to the buyer’s full warranty on the estimated closing date at no extra seller cost. If the home doesn’t sell within 6 months, coverage ends with no further obligations.
